WHAT IS AN EPC?

An Energy Performance Certificate commonly known as EPC is required by law when a building is built, sold or put up for rent. If you are a landlord or homeowner and need to provide an EPC, this will need to be completed by an accredited Domestic Energy Assessor. They will carry out the assessment and produce the certificate. EPCs give information on making your home more energy-efficient and reducing carbon dioxide emissions.

On the EPC there is a scale of A-G, A being the most efficient score and G being the least. The calculations made on assessment of your property will determine the grade that it receives. The DEA is unable to influence or change your property's rating in anyway. It is their job to simply assess the property and record its findings. The software does the rest.

There are however, certain things that the homeowner can do to have a positive influence on the rating prior to our visit.

WHAT DO WE DO?

The EPC assessment or survey for a domestic property will take approximately 40 minutes depending on its size. There will be no drilling, banging, or holes!

 

The EPC survey involves all rooms being measured, an inspection of the heating system, lighting, windows, insulation, and overall construction. If you have had any works completed such as insulation, new windows, new boiler, and extensions try to make the guarantees available. The energy assessor will be unable to record information that is not visible without seeing sight of documentary evidence. This will have an impact on your EPC rating. 

 

Typically the report follows within a few hours and up to 24 hours, it will be registered on the Governments EPC register. Cornwall Holmes will provide you with a copy of the EPC and Recommendation Report and a link to the Government website, usually by email. If you need a copy sending to your solicitors or estate agents, this can also be arranged.

 

It is a straightforward process that causes little or no disruption enabling you to progress with the sale or letting of the property.

If you are looking to improve your current EPC rating then our consultancy service is for you. We can arrange to visit and assess your property and provide feedback and advice as to how to improve the current Energy Efficiency. Once the advice is actioned, we then provide an additional visit to the property for the completion of your EPC for half the standard price.

TOP TIPS

* LOW ENERGY LIGHT BULBS- Try to ensure as many of your fixed light fittings contain Low Energy bulbs. This will have a positive impact on your score. 
* LOFT INSULATION- If we are unable to see if your loft is insulated either through lack of access or if it is boarded over, we will need to report your insulation as 'unknown', this could have a negative impact on your score. Please ensure that any documentation relating to insulation is available at the time of assessment. 
* CAVITY WALL INSULATION- Similar to the loft insulation, if we are unable to see that your property has had cavity wall insulation due to the property being rendered after insulation, we will have to assume that it has none. Please ensure that documentary evidence is readily available at the time of assessment. This can have a substantial impact on the EPC rating. 
* HOT WATER CYLINDER- If you have a hot water tank, make sure there is good insulation around it. Great insulation can make a significant difference to the EPC rating.
* DOUBLE GLAZING- If your double glazed windows were installed after 2002 and the date is not visible on the units, please have paperwork available to show the installation date. This can have a positive impact on the EPC.
* HEATING- We will need to report the exact make and model of your central heating boiler. If this information is not clearly visible on inspection, please ensure that documentation is available to validate this. This is likely to give a higher EPC score than the software default setting for the type of boiler.
